You can visit Vermont’s #1 tourist attraction: Ben & Jerry’s Ice Cream plant, a veritable Mecca for lovers of premium ice cream. Take a tour of the facility and watch those delicious flavors being made. A Scoop Shop and souvenirs are available there too.

Just a few minutes up the road in Waterbury Center are Cold Hollow Cider Mill, Lake Champlain Chocolates, and the Cabot Creamery Annex.

At the Cold Hollow Cider Mill you can watch them making cider from Vermont apple orchards, sample Vermont mustards and jams, watch bees making honey combs during warm weather months, enjoy fresh made cider donuts, and treat the kids to free cider popsicles.

In Waterbury village itself, boutique shopping opportunities include the Stowe Street Emporium, Bridgeside Books, and The Tiny Acorn. From spring to fall, there is a weekly farmers market on the Main Street green with a variety of produce, Vermont raised meats, maple syrup, fresh flowers, and Vermont crafts. In the evening following the farmers’ market there are free live music performances from some of Vermont’s best known bands such as folk, bluegrass, brass band, country, and oldies rock ‘n roll. Weekends in Waterbury offer a large flea market, a regionally popular destination for locals and visitors.

Waterbury has been fortunate to have the Revitalizing Waterbury volunteer organization and some local businesses which have restored some of the town’s best architectural examples. There are restaurants, shops, pubs, retail stores, and offices you’ll enjoy all within easy walking distance of each other.

The Final Walk Through in Real Estate by John Biondolillo, BCK Real Estate Company Vermont

BCK Real Estate Vermont John Biondolillo

BCK Real Estate Vermont John Biondolillo

Most home purchase contracts include a clause that gives the Buyer the right to complete a walk-through inspection before closing. Often times Buyers feel that there is no need to do a final walk through, but the last thing you want to do is have to clean up a mess or fix some last minute thing yourself, before you can move in. The best time for a Buyer to do this would be during the last week before the closing, in order to ensure that the property is in substantially the same condition it was when you agreed to purchase it.

The final walk through also allows the Buyer to make sure that any items or appliances that the Seller agreed to leave have not been removed, and that any repairs the Seller agreed to are either completed or in the process of being completed. However, if the Seller has not yet moved out during the final walk through, it is impossible to know how the home will look once the Seller is gone. For this reason, most contracts require that the Seller remove all debris and personal property except those specifically included in the contract agreement. However, while a huge mess may not be left behind, most contracts only require the property be swept. Therefore, you may also want to ask if the Seller is planning on having the property professionally cleaned, and if not, you may want to arrange for this before you move in.

Also, while buying Vermont Real Estate, it is always a good idea to use the final walk through to ask the Seller any final questions. It is helpful to compile a list prior to walking through, in order to make sure all questions are answered. Make sure to ask if there are any idiosyncrasies of the property that you should be informed about, perhaps how to operate an alarm or pool system. Also, find out if there are any routine home maintenance tasks other than the obvious; maybe there is a gutter drain that clogs periodically, or a sewer pipe that needs clearing every now and again.

Find out, also, if the Seller can give you the contact information for any contractors that have done previous work on the house. Good contractors are often hard to come by and recommendations, or even who to stay away from, will come in handy. It is helpful to use this final walk as and opportunity to decide where furniture will go as well; this will make process of moving in go much faster. Make sure to transfer utilities from the Seller’s to your name in order to assure they do not get shut off, and ask the Sellers if they plan to leave any kinds of instruction manuals, spare keys, or garage door openers.

Central Vermont Real Estate Alive in Spring

Central Vermont real estateCentral Vermont real estate comes alive in the Spring, with green grass, leaves on the trees and blossoms beginning to bloom.  This is the time of year when gardens are planned, vegetables are sprouted and the exterior of a home gets attention.  While many find themselves intimidated by gardening and afraid of being void of the much-discussed green thumb, it doesn’t have to be difficult.  Gardening isn’t hard if you follow the planting guidelines for the Central Vermont climate pay attention to the soil as well as to whether you are planting in direct sunlight, full shade or a combination of the two.

An attractive garden can add value to your Central Vermont property, adding to its curb appeal.  It is important to realize that attractive does not need to equal exorbitant either.  While you can hire the services of an experienced landscaper or landscape company it is also easy to plan your own garden.  Whether you are planting flowers, shrubbery, or a combination, there are many plans and layouts available to look at in countless magazines, books, and of course a limitless library available on the internet.

Selecting the Right Real Estate Agent by John Biondolillo, BCK Real Estate Company Vermont

BCK Real Estate Vermont John Biondolillo

BCK Real Estate Vermont John Biondolillo

By John Biondolillo, BCK Real Estate Vermont

There are several ways to select a great agent that you feel confident about. Referrals from friends, colleagues and relatives who have recently bought or sold a home is one way. If you are new to the area and don’t have someone to ask, drive around the neighborhoods to are interested in and make a not of the agents who list the most property there. Another way is to visit open houses on Sundays and meet some of the agents in person. Sellers usually interview more than one agent when listing a home. Buyers are advised to do the same. However, don’t feel like you must interview several agents. Rapport between you and your agent is vitally important to a satisfactory home purchase transaction. So, when you find an agent who is knowledgeable about the area where you want to live, whom you trust implicitly and with whom you are compatible, search no more.

While there are many emotions attached to buying a home, conduct you agent interviews in a business type fashion. Make appointments to meet with agents in their office. If you are unable to decide on an agent after one meeting, have him or her show you several homes that might suit you. This will give you a chance to assess the agent’s style and to see if it meshes well with yours. Also, the agent’s selection of homes will ell you how well he or she listened when you described your housing needs and desires.

Finding an agent who has time for you and who is also hard working are important to you finding your dream home. Approximately 20% of all agents sell 80% of all property. The agents who sell the most property have the most experience. A well-organized agent who sells a lot of property is probably your best bet, as long as that agent takes a hands-on approach and values customer satisfaction. Once you have selected an agent don’t be shy about letting the agent know that your expectations are high.

Once a working relationship has been established between you and your agent, you should commit to working with them exclusively. Buyers often wonder if they should work with more than one agent. Yes, if they are looking in more than one area. However, many experienced agents work multiple areas. A top agent will not try to sell you in an area he knows little about. Let your agent know that you are looking in multiple areas, they can easily refer you to someone who is experienced. Only a local specialist is going to be able to protect your interest. An out-of-area agent has no way of knowing the subtle nuances about a place that will enable you to decide which home is the best to buy

Northfield Vermont  is a community of 5791 people (2000 Census) located in the heart of Vermont’s Green Mountains. Home to Norwich University, the oldest private military college in the United States, Northfield is an easy ten-mile drive from Montpelier, the state’s capital, and three hours from either Boston or Montreal. As such, Northfield offers easy access to both idyllic rural and culturally diverse, cosmopolitan settings. Within its own borders, Northfield provides over eighty miles of roads in all directions, connecting it to surrounding communities and creating the opportunity for year-round scenic driving.

The Northfield Municipality comprises the 38.3 square miles of Northfield Town (chartered in 1781), which includes the 1.8 square miles of Northfield Village (incorporated in 1855).  Northfield Village is the commercial, industrial, and residential center of Northfield.  Northfield Village has its own electric, water, and sewer departments (which also provide service to some contiguous areas outside the Village).  At right is the Village Common, which is Northfield’s “downtown” and home to banks, stores, restaurants, and other services.  This photo shows the Northfield Farmers Market, which takes place each Tuesday afternoon from mid-May through mid-October

What Makes a Great Real Estate Agent by John Biondolillo, BCK Real Estate Company Vermont

BCK Real Estate Vermont John Biondolillo

BCK Real Estate Vermont John Biondolillo

By John Biondolillo, BCK Real Estate Vermont

Communication is a benchmark in real estate. Agents must be excellent communicators, able to tune into the buyers’ needs and desires to match to the right homes. They must be able to size up buyers’ housing needs as well as their financial situations. Great agents are able to answer buyers’ questions about the home buying process and inform buyers of the costs involved. They know the markets where they work intimately, they have years of experience to draw from, and they have good common sense and surefire instincts.

Great agents will put you in contact with referrals for the various professionals you will need to wok with to build a winning team and get the job done: lenders, inspectors, attorneys, title officers, and insurance company representatives. You should receive a variety of referrals within the same category. For instance your agent might refer three real estate attorneys to you, allowing you to choose who you best feel comfortable working with.

A great agent can have access to listing before anyone other agent does, allowing you to get a jump on other buyers’ To do this, the agent needs to be well connected with the local real estate community and have a good working relationship with other brokers. A great agent has access to multiple listing services and can expose you to a broader range of properties than you could find on you own.

Great agents are full of enthusiasm and energy and are willing to go the extra mile to insure you are satisfied. During the home buying process they will become a constant in your life. In addition to showing you properties, they accompany you at property inspections and the signing of your closing documents. They arrange to oversee property repairs when necessary. They prepare a comparative market analysis of a property if you want to buy if you are uncertain about the value. They calculate an estimate of your closing costs.  They make special arrangements for you as different buyers’ have different needs. You may want to show the property to your relatives before closing, measure the rooms, get painter’s estimates, or have a final walk-through meeting with the sellers. A great agent will make all this happen and much more.

A great agent has plenty of time to work in your best interest. Top agents will meet personally with the sellers and the listing agent to make your offer instead of dropping your offer at the listing office. They stay on top of every detail of your real estate transaction. They are available to take care of your real estate needs no matter how inconvenient for them. If a crisis arises, they work on resolving it diligently until the problem is solved.

Great agents are with you every step of the way to insure that every aspect of your transaction proceeds as smoothly as possible. However, they know the limits of their professional responsibilities and never attempt to make decisions for you. Buyers and sellers are the decision makers in the real estate transaction, not the agents. If an agent is representing you in a transaction, he or she should advise you but never decide for you. Top agents use the “soft sell” approach, which means that they help buyers decide what they want without imposing their will.
