Central Vermont Real Estate, Loan Limits Changing

buying Central Vermont real estateAnyone following Central Vermont real estate may have read that loan limits are changing soon.  The government is planning a slow retreat from the mortgage industry, the first step being a reduction in loan limits through federally backed mortgages like Fannie and Freddie.  This may mean that now is a great time to buy Central Vermont real estate, while higher limits are still in place and more of a house can be purchased.

How the change in loan limits will affect Central Vermont real estate is yet to be known.  Loan limits are not the same for all markets across the nation but many people are surmising that for those who can secure a loan now is a great time to buy Central Vermont real estate.

Anyone applying for an FHA loan to buy Central Vermont real estate could be looking at lower loan limits and, similarly, less of a home than they would be looking at today.  Contact us today to learn more about buying Central Vermont real estate and current market conditions.

Selling Central Vermont Real Estate, Staging Essential

selling Central Vermont real estateWhen it comes to selling Central Vermont real estate staging is an essential element.  There are two types of staging, professional and personal, you can either pay someone to stage your Central Vermont home or you can do it yourself.  Selling Central Vermont real estate requires two key ingredients these days, price and condition.  Central Vermont homes should be priced to sell and in good condition to attract buyers.  Staging goes a long way to helping a home put its best foot forward.

Key steps to staging a home oneself include:

  • Clean, de-clutter, de-personalize and organize.  A home should appear as clean and organized as possible, as every potential buyer will undoubtedly open every door and drawer to examine how much storage and space is available.  In addition anything that makes a space appear to be someone else’s detracts from a buyer being able to see himself in the home.
  • Rooms should be furnished for their size.  Larger rooms need larger furniture and smaller rooms need smaller furniture.  The idea is to make a room appear as spacious as possible, avoid making them feel “stuffed”, and help them appear as useful as possible.
  • Rooms should fit their function. All rooms in a home should appear useful but also appear to fit their use.  i.e., a living room should be furnished as a living room, not an office.
  • Take advantage of your Central Vermont home’s light.  Let as much natural light into your home as possible and turn on lights and lamps before each showing.  In addition, all lights should be working and operational.
  • Take an objective look at your Central Vermont property’s curb appeal. You will never get a second chance to make a first impression.  Check your landscaping and entry and make sure that a potential buyer will want to walk through your front door.
