Trains are running from Montpelier to Barre, which is great news for those living in Central Vermont who were immediately affected by hurricane Irene.  Transportation is an incredibly important factor in daily life, a factor which when hindered by a natural disaster can seem monumental.  The railways throughout Vermont were impacted by the wrath of Irene but were immediately attended to.  Most services have either resumed or are being attended to by bus systems.
 
Those living in Central Vermont can rest easy knowing a major route, that between Montpelier and Barre, is operational, connecting Central Vermonters with Burlington for those needing to get to work or play.  This is especially positive being that some lines in Vermont are still being worked on.  The NECR (New England Central Rail) has worked tirelessly to resume service to Central Vermont.

You can visit Vermont’s #1 tourist attraction: Ben & Jerry’s Ice Cream plant, a veritable Mecca for lovers of premium ice cream. Take a tour of the facility and watch those delicious flavors being made. A Scoop Shop and souvenirs are available there too.

Just a few minutes up the road in Waterbury Center are Cold Hollow Cider Mill, Lake Champlain Chocolates, and the Cabot Creamery Annex.

The Final Walk Through in Real Estate by John Biondolillo, BCK Real Estate Company Vermont

Most home purchase contracts include a clause that gives the Buyer the right to complete a walk-through inspection before closing. Often times Buyers feel that there is no need to do a final walk through, but the last thing you want to do is have to clean up a mess or fix some last minute thing yourself, before you can move in. The best time for a Buyer to do this would be during the last week before the closing, in order to ensure that the property is in substantially the same condition it was when you agreed to purchase it.

The final walk through also allows the Buyer to make sure that any items or appliances that the Seller agreed to leave have not been removed, and that any repairs the Seller agreed to are either completed or in the process of being completed. However, if the Seller has not yet moved out during the final walk through, it is impossible to know how the home will look once the Seller is gone. For this reason, most contracts require that the Seller remove all debris and personal property except those specifically included in the contract agreement. However, while a huge mess may not be left behind, most contracts only require the property be swept. Therefore, you may also want to ask if the Seller is planning on having the property professionally cleaned, and if not, you may want to arrange for this before you move in.

Also, while buying Vermont Real Estate, it is always a good idea to use the final walk through to ask the Seller any final questions. It is helpful to compile a list prior to walking through, in order to make sure all questions are answered. Make sure to ask if there are any idiosyncrasies of the property that you should be informed about, perhaps how to operate an alarm or pool system. Also, find out if there are any routine home maintenance tasks other than the obvious; maybe there is a gutter drain that clogs periodically, or a sewer pipe that needs clearing every now and again.

Find out, also, if the Seller can give you the contact information for any contractors that have done previous work on the house. Good contractors are often hard to come by and recommendations, or even who to stay away from, will come in handy. It is helpful to use this final walk as and opportunity to decide where furniture will go as well; this will make process of moving in go much faster. Make sure to transfer utilities from the Seller’s to your name in order to assure they do not get shut off, and ask the Sellers if they plan to leave any kinds of instruction manuals, spare keys, or garage door openers.

Northfield Vermont  is a community of 5791 people (2000 Census) located in the heart of Vermont’s Green Mountains. Home to Norwich University, the oldest private military college in the United States, Northfield is an easy ten-mile drive from Montpelier, the state’s capital, and three hours from either Boston or Montreal. As such, Northfield offers easy access to both idyllic rural and culturally diverse, cosmopolitan settings. Within its own borders, Northfield provides over eighty miles of roads in all directions, connecting it to surrounding communities and creating the opportunity for year-round scenic driving.

The Northfield Municipality comprises the 38.3 square miles of Northfield Town (chartered in 1781), which includes the 1.8 square miles of Northfield Village (incorporated in 1855).  Northfield Village is the commercial, industrial, and residential center of Northfield.  Northfield Village has its own electric, water, and sewer departments (which also provide service to some contiguous areas outside the Village).  At right is the Village Common, which is Northfield’s “downtown” and home to banks, stores, restaurants, and other services.  This photo shows the Northfield Farmers Market, which takes place each Tuesday afternoon from mid-May through mid-October

Communication is a benchmark in real estate. Agents must be excellent communicators, able to tune into the buyers’ needs and desires to match to the right homes. They must be able to size up buyers’ housing needs as well as their financial situations. Great agents are able to answer buyers’ questions about the home buying process and inform buyers of the costs involved. They know the markets where they work intimately, they have years of experience to draw from, and they have good common sense and surefire instincts.

Top agents will meet personally with the sellers and the listing agent to make your offer instead of dropping your offer at the listing office. They stay on top of every detail of your real estate transaction. They are available to take care of your real estate needs no matter how inconvenient for them. If a crisis arises, they work on resolving it diligently until the problem is solved.

Rochester, Vermont today is quite different from its founding years. It has become increasingly more difficult for families to make a living from farming, and today only three dairy farms remain in the Valley. A former dairy farm now raises beef cattle. The mills are gone, and industry has been replaced by the electronic revolution. The computer has brought the world to Rochester, Vermont. Rochester, Vermont is home to two publishing companies along with the other businesses: Schenkman Books specializes in academic books, and Inner Traditions International specializes in books on, among other things, holistic healing and aromatherapy. Oatmeal Studios, a major greeting card company, markets its humorous cards world-wide.  All of these companies are major employers of local people. Rochester in the mid-eighties, was determined to find a way to keep their older population requiring more assistance – but not nursing home care – at home! Park House, a former private home and inn in the center of Town, was purchased and is now home to 18 in a shared housing concept for older folks. Each individual has his/her own room, but meals and common living space are shared. Entertainment abounds too! The White River Valley Players established in 1980, is a community theater group which has staged such productions as Carousel, Mame, One Flew Over The Cuckoo’s Nest, Fiddler on the Roof, South Pacific, My Fair Lady, Our Town, and, in 1996, Shakespeare’s A Midsummer Night’s Dream, with original music composed by local musicians Dorothy Robson and Larry Hamberlin.

Today, Rochester, Vermont remains a lovely central Vermont town with well-maintained homes with large porches and a beautiful park and classic bandstand with its summertime concerts. The mountains where farms were scattered and are now cellar holes and memories, provide wonderful walking adventures, cross-country skiing and snowmobiling. Bed and breakfast establishments are found throughout the area. Many artists, professors and writers call Rochester home. Our town continues to be governed by a Selectboard, with proud townspeople volunteering for spots on the many necessary committees. Town Meeting no longer occurs during the day on the 1st Tuesday in March, but has been changed to evening so as to accommodate the many working people who want to attend the event. And being centrally situated in the State, Rochester is 15 – 20 miles from the State’s major ski areas: Sugarbush and Mad River, Killington and Pico, and 10 miles over the Gap from the Middlebury College Snow Bowl. Our school continues to be quite small, with students from the surrounding towns of Hancock, Granville, and Stockbridge joining with the Rochester students for a population of 277. There are advantages to a small school – academically, our students can hold their own at the major institutions of learning throughout the United States, and the students, if they desire, can almost be assured of participation on the various sports teams and in the theater productions.

The Society receives no outside support and depends on annual dues and fundraising which contribute to the care of the Museum’s collections and the creation of informative and enjoyable exhibits, programs and public events. Did you know there are thirty-eight towns named “Rochester” scattered throughout the United States, almost one for every state!

Rochester, Vermont, became incorporated in 1781.

Nestled in a remote area of the Green Mountains, Rochester has the largest amount of land in Windsor County, with over 36,000 acres. Many of those acres consist of The Green Mountain National Forest and the Riley Bostwick Wildlife Management Area. The White River flows alongside the village, making its way to the Connecticut River. The surrounding mountains extend from the rocky ledges of Mt. Horrid (2,900 ft.) and the Long Trail in the west to Mt. Cushman (2,750 ft.) on its easterly border. Philadelphia Peak at 3,160 feet is the highest peak in the area. A plethora of hiking and biking trails, along with its proximity to several ski mountains, make this town a mecca for outdoor activities.

Despite a population of just 1,171, Rochester boasts a thriving business and cultural community. Once an old railroad, farming, and mining community, it has successfully converted to the digital age with several technological and publishing companies now making a home here. Arts and culture thrive in Rochester with galleries, festivals, theatre productions, concerts, and lectures. Many residents are artists, writers, and professors.

Rochester once had as many as fifteen one-room schoolhouses at one time, but now has a single Rochester School, grades K-12, that also serves the surrounding towns of Hancock, Granville, and Stockbridge. The Rochester Public Library, founded in 1801, has a wide selection of books, videos, and computers for public use.

Montpelier, the capital city of Vermont, is seeking a Fire Chief. Current Chief retiring 5/1/11 after 5 years as Chief, 10 years as Deputy Chief and 31 years with department. Department Head position which answers directly to the City Manager. Combination Fire/EMS department with 19 full time employees, 2 regular part time employees, up to 15 call force members and $1.93 million budget.

The Fire Chief is responsible for all fire suppression and prevention activities within the City and as part of regional mutual aid. Responsible for ambulance service in Montpelier and three neighboring towns (by contract). Responsible for administering local/state building/health codes including permit issuance, inspection, plans reading and enforcement. Facilities and equipment are in top condition and department has a record of excellent service and response to public. Emphasis is placed on fire prevention, education and training.

Candidate should have demonstrated experience with: all aspects of fire suppression including incident command, ambulance service delivery -including billing and collections, active fire prevention efforts, building codes and inspection systems, supervision in a unionized environment, recruitment and retention of a call force, and other aspects of departmental operation including public engagement, budgeting, purchasing, strategic planning and personnel management.

The successful candidate will have: good communication and public presentation skills, demonstrated ability to track multiple priorities and activities, ability work with tight budgets for the best public value and strong leadership skills. Applicant must have an Associates Degree, preferably in Fire Safety or Public Administration. Completion of Executive Fire Officer Program at the National Fire Academy is preferred but not required. Experience as Chief Officer or Deputy Chief Officer for a comparable department, or supervisory position in a larger department is required. Formal education requirement may be waived based on sufficient work experience. Must have, or once had, valid certifications in firefighting and EMS. Building code certifications a plus. Must have, or be able to obtain, a valid State of Vermont Driver’s License.

The City of Montpelier offers a comprehensive benefit package. Compensation based on qualifications and experience, current budgeted annual salary is $73,000.
