As a public service to the residents, the City of Montpelier will provide you with the following information upon request:

       Whether a property is in or out of the Special Flood Hazard Area (SFHA) as shown on the current Flood Insurance Rate Map (FIRM) of the City.

       Additional flood insurance data for a site, such as the FIRM zone and the base flood elevation or depth, if shown on the FIRM,

       They have a handout on the flood insurance purchase requirement that can help people who need a mortgage or loan for a property in the SFHA.

       They have copies of completed FEMA Elevation Certificates for buildings built in the floodplain since 1991.

If you would like to make an inquiry, please tell us the street address of your property. We are open 9:00 am to 4:30 pm, Monday – Friday. Call us at (802) 223-9506 or drop by the Department of Planning & Community Development in City Hall. Anyone in the office can provide the needed information. There is no charge for this service.

Pricing your home can be tricky; here in Vermont, we see many Sellers price too high initially, and then the home sits on the market. However, it can be very difficult to know what price it too high, and what is too low. There are many misconceptions that affect why a Seller prices wrong. This is why pricing requires an expert like the seasoned professional Realtors at BCK Real Estate.

            Many people believe that because they put so much into there home, it is now worth more then others on the market. While this may be true, pricing too high initially will cost you in the long run. Your home is the most marketable when it is first put onto the market; however homes that are priced too high will be shunned by Buyers who do not want to deal with an unrealistic Buyer, and agents are unlikely to show an over priced home. Therefore, after your home has been on the market for some time, even after you lower the price, it will be hard to generate enthusiasm. Once there is finally a Buyer interested, the price is often discounted even further because of the time it sat on the market.

            It is very important to be as objective as possible when selling your home. Your aim is to price your home so it will sell for the most money in the least amount of time. Although selling quickly makes many people uncomfortable, it is usually the homes that sell quickly that sell for the most amount of money.

            Typically, a Seller should price within 2.5 to 5 percent of what the ultimate selling price would be. Within this guideline, a home should be priced in accordance with how much price discounting is currently occurring in the area. When there is little discounting, this means that homes are selling close to there listed prices. To determine the probable selling price, you can contact us here at BCK and we can complete a comparative market analysis (also known as a CMA). This will provide you with information on properties similar to your own that have sold recently. Often in higher price ranges, the deviation between the list price and the sale price is higher, say ten to fifteen percent.

            Although it is important to pay attention to the current market, always remember pricing strategies change with the market. People often make mistakes when the market is on the rise, and yesterday’s comparables are out of date. It can be risky to anticipate appreciation, and instead of under pricing, you are now over pricing. However, to protect yourself from this, find a realistic price and expose the listing to the market before you listen to any offers with the help of experts like BCK Real Estate. Usually if your price is too low, Buyer may compete in a multiple bit and push the price up.

            A Seller must have a different approach in a soft market where prices are on the fall. In this case, it is best to undercut your competition. Again, remember that yesterday’s comparables will be out of date, and often too high for the current market. You do not want to end up continually lowering your prices, trying to catch up with the declining market values. This is called chasing the market down.

As part of our homeowner’s appreciation series, we want to remind our homeowner’s in Montpelier to shovel snow off roofs given that we have had significant snow falls in the past few weeks.  According to the Montpelier Fire Chief, Gesualdo C Schneider, there has already been one incident recently of a porch roof collapsing as a result of snow loading.

Right now the moisture content of the snow provides a load of about 30 lbs/sq foot. While construction standards for this area should be able to handle 50 lbs/sq foot, weaknesses in construction or deterioration with age could put some buildings at risk. The constant extra weight over several weeks can also cause failures.  Who would think that show could weight so much! Actually anyone who has had to shovel their driveway or walkway recently can attest to the fact that snow is heavy – especially wet heavy snow.

As the first action in the 21st Century Project, the City of Montpelier, Vermont started new Facebook and Twitter sites recently.  News posted on the city website is linked directly to those feeds.   For the time being, these sites will be used by the city post information about various events, activities, emergencies and other notices.   The City looks forward to communicating instantly and directly with the public.

Waterbury is called “Vermont’s Recreational Crossroads,” meaning fast access to an unlimited variety of diversions during all seasons of the year. Let’s start with outdoor sports. It was in this part of Vermont that American skiing got its start, at Stowe in the 1930′s.

Along with skiing and snowboarding, snow shoeing the back country has gained numerous adherents. Sleigh rides, snowmobiles, ice skating and even dog sledding make up the winter roster of activities.

Tax credit for first-time home buyers?

When Barre business man Charlie Semprebon passed away, he left millions of dollars for the city of Barre in his will with the intent that it to be used “for the specific purpose of providing for civic improvements that the city cannot afford to pay for out of the general fund budget.”

Mayor Thomas Lauzon would like to use a portion of the multi-million dollar endowment to create the Barre City equivalent of a now-expired federal program that created tax breaks for first-time home buyers.

WCAX covered the story, and recently interviewed John Biondolillo.

“You’ve got a good selection of properties- you’ve got the lowest interest rates, probably in our lifetime- and there’s still some people that are sitting on the fence. So things like this tax credit might be enough to push people off the fence, like it certainly did the last time the federal government did it,” John stated.

Realtors present New Orleans family with new home

This week the National Association of Realtors and New Orleans Area Habitat for Humanity worked together to bring a home to a family in great need. The Hayes’ family were presented with a key to their new home by Realtor leaders, New Orleans Area Habitat for Humanity Staff, and hundreds of volunteers- two of which were Stowe Realty agents Ken & Bunny Libby.

The two are attending the National Association of Realtor Convention in New Orleans. For the past 10 years NAR has been partnering with Habitat for Humanity to sponsor a home in the city hosting the NAR’s annual conference. NOAHH builds new houses in partnership with sponsors, volunteers, communities and homeowner families.

“Homeownership is an investment in our future– it benefits individuals and families and strengthens our communities,” said NAR President Vicki Cox Golder.

Vermont’s one of the ‘Best Run’ states

According to an analysis by the website 24/7 Wall St., Vermont is one of the best run states in America based off fiscal data and indicators of individual well-being. The report took into account the relative health of the economy, such as the GDP per capita, debt per capita and credit rating, as well as the relative health of the people. Vermont was the 4th least “stressed” state in the nation as well.

Barre starts reconstructing Main Street

The 3-year construction project known as The Big Dig is finally starting in downtown Barre, after years of waiting and wondering if it is ever going to happen. Costing nearly $17 million, the town also has a website providing updates on the long process called We Dig Barre. Monday they began ripping up the sidewalks and burying the power lines. By the end of the year there’ll be new traffic lights, a new parking lot off Corti Street, and a remodeled three-quarter mile long stretch of sidewalk.
