Annual Barre Heritage Festival begins

It’s the end of July, and the Barre Heritage Festival is officially underway! With Thunder Road, horse-drawn wagon rides, an art show, and a horseshoe tournament downtown Barre “celebrates the old and embraces the new.”  Starting on July 21st and going until the 25th, the festival centers around the Parade going through Main Street at 11:30 on Saturday. There’s the Rotary Pancake Breakfast and Spaghetti Dinner on the Aldrich Lawn; Quarry tours at Rock of Ages; live music, a silent auction & the farmer’s market in City Hall Park; a 5k Race along the Millstone Trails; Thunder Road at night; Food & Gift Vendors all over downtown and plenty more.

Needleman’s Barre Store Holds Grand Opening by John Biondolillo

Vermont Governor Douglas as well as State Senator Bill Doyle and local representatives Tess Taylor and Tom Koch were on hand.  A large contingent from Barre Partnership was also on hand to mark the occasion.

The February 2010 data is in and it confirms what we predicted over a year ago, Washington County Vermont real estate hit bottom at the end of 2008.  On January 13, 2009 we made a bold prediction.  In a press release sent out to several Vermont newspapers, radio and television stations as well as the Associated Press, we claimed that the Vermont market was on the upswing.  We even it sent it out to our competing Realtors. No one picked up the story.

The median sale price for a Washington County single family home or condominium in February was $225,000.  13 months ago in January of 2009 the median price was $120,000.  That’s almost an 88% increase.  Now that is not to say the prices increased 88% although prices are improving.  What that number shows is that the market has gotten some legs. 2009 was characterized by first time buyers taking advantage of the federal tax credit.  We noticed last November that buyers were starting to come out in all price ranges.  That trend has continued into March.  Other areas of Vermont like Chittenden County are experiencing similar patterns.  Chittenden County median sale prices are up 14% to $242,000.  Lamoille County, including Stowe, is up over 37% at $205,000 compared to $149,000 13 months ago.  The notable exception is Orange County.  Orange County is flat with the median price unchanged from 13 months ago at $155,000.

Marcia and I attended the annual Barre Opera House Valentine’s Gala at Lucia’s Restaurant the other night. On our way home we drove by the beautiful park in downtown Barre.  The trees were lit up brightly and the Gazebo sported a big red heart.

Unseasonably warm weather and lower than normal snowfall amounts have put the damper on Barre’s snow sculpture contest but not on Barre’s spirit. Barre is a great place to live. John Biondolillo, president of BCK Real Estate and owner of Stowe Realty, was invited to be part of the most elite group of Realtors in the United States.  Star Power Systems (www.GoStarPower.com) annually selects the top 12 agents nationwide to be interviewed by legendary real estate guru Howard Brinton. John Biondolillo, who was interviewed by Brinton in June , is the newest Star Power “Star.”  There are less than 300 Stars worldwide.  It is the hardest designation to achieve in the real estate business.

At a gathering of the Stars in Henderson, Nevada today it was announced that Alex Charfen has purchased Star Power. Howard Brinton will continue to be involved. Charfen, who is best known as the founder of the Certified Distressed Property Institute (www.CDPE.com) , has a brilliant game plan that will elevate Star power even further.  Plans are currently being made to hold the next Star Power Convention.  The date is not set yet, but right now Austin, Texas is slated to host the event in January 2011.

Tax Incentives Expanded For Vermont Home Buyers

Legislation passed by Congress, and signed by the President, allows “repeat” or “move up” buyers to qualify for a federal tax credit of up to 10% of the purchase price up to $6500. This is an element of the homebuyer’s tax credit that previously was only available to first time buyers but now has been expanded. To qualify, a “repeat” buyer must have lived in a home they used as their primary residence for a at least 5 consecutive years out of the past 8 years. The purchase price of the new home cannot exceed $800,000 and annual income cannot exceed $125,000 (single filers) or $225,000 (married filing jointly). The new home must be used as the purchaser’s primary residence and the cost of the new home being purchased does not have to be higher than the previously owned home. The buyer must be under contract by last day of April 2010 and close on or before June 30th of next year.

The tax credit is still obtainable to first time purchasers for 10% of the purchase price up to $8000. A first-time purchaser is defined as anyone who has not owned a home in the past 36 months. The end of April deadline and income limits outlined above also applies to first time purchasers.

New Tax Incentives For VT Home buyers

Congress recently approved and the President signed into law legislation extending the first time home buyer credit. Also included in the legislation was a credit of $6,500 for buyers who had lived in their primary residence for at least 5 of the past 8 years. Certain income and purchase price limitations apply. Properties must be under contract by April 1, 2010 to qualify. Victoria Biondolillo Appears on Fox 44 News.  Central Vermont gymnastics champion Victoria Biondolillo convinced her choreographer, legendary Geza Pozsar, to come to Vermont to train her and her teammates at Regal Gymnastics.  Pozsar is the US National Olympic Team Choreographer.  His pupils include Mary Lou Retton and Nadia Comeneci.  Victoria, 11 years old, is the daughter of BCK Realtors John and Marcia Biondolillo.
