Many Central Vermont flood victims are now receiving peace of mind. A recent headline from USA Today read “Vt. approves buyouts for 99 flooded homes”, demonstrating the help and the hope facing many owners of Central Vermont real estate who were devastated by Irene. While there are a couple of entities involved in the reimbursement, homeowners will basically recover 100% of the value of their homes if approved.

Owners of homes in Barre, Northfield, and Rochester Vermont are among those expected to receive reimbursement for flood damage. Many Central Vermont homes were damaged beyond repair, others are simply in too precarious of a location to be repaired due to the risk of future flooding.

Contact us today to learn more about Central Vermont real estate. We stay on top of current market conditions and pride ourselves on staying on top of community events. Central Vermont, Fly Fishing Way of Life

by John Biondolillo and Susan Martin of BCK Real Estate

Central Vermont

BCK Real Estate / Central Vermont Real Estate

In Central Vermont fly fishing is a way of life for many.  The rivers in Vermont are varied and known for the spectacular fishing, so much so that those passionate about the sport can volunteer and pass along both the passion and environmental awareness.   The motto in Central Vermont is that “fishing is more than catching a fish” and the Vermont Fish and Wildlife Department wants to encourage and attract new fishermen while teaching them correctly from the start.

The “Let’s Go Fishing” program is looking for volunteers to learn how to teach fishing in an effort to attract new blood into the fishing world.  Part of this effort involves educating volunteers on our ecosystem and water resource management, in addition to general fishing skills.  This volunteering opportunity is a great way for fishermen in Central Vermont to give back to their environment and their sport.  Click here to learn more about the “Let’s Go Fishing” program and consider getting involved in your Central Vermont community.

Looking for a Central Vermont real estate opportunity that will put you close to some of the best fishing in the state?  Contact us today to learn more about Central Vermont homes and learn why our area is such a desirable place to call home, or second home.

Central Vermont Real Estate, Importance of Online Presence

Central Vermont Real Estate

Central Vermont Real Estate / BCK Real Estate

By John Biondolillo and Erik Baier, BCK Real Estate

Whether buying or selling Central Vermont real estate it is necessary to understand the importance of an online presence.  The majority of home buyers begin their search online, which means Central Vermont properties that appear online have more of a chance of making a list of interesting properties than those that do not appear online.  Likewise, a Central Vermont REALTOR® who has a strong website, blogsite, or email marketing campaign has the opportunity to reach many more prospective buyers and sellers.

From smartphone apps to Twiiter and Facebook, the internet is used as a mass marketing tool with great effect.  A Central Vermont REALTOR® has the opportunity to network with other realtors, and subsequently their client lists.  But, having listings available online in a myriad of ways allows for anyone searching for Central Vermont homes to stumble across your home.

The bottom-line is, if you are selling your Central Vermont real estate look for a REALTOR® who is up with the times.  Today’s market is a competitive one and the better edge you have the more likely you are to sell your home in a timely manner.  Contact us at BCK Real Estate today to learn more about what is involved with selling your Central Vermont home.

Tax Holiday Could Help Central Vermont Communities Affected By Irene

by John Biondolillo and Scott Gagnon, BCK Real Estate

Central Vermont

Central Vermont Real Estate / BCK Real Estate

A proposed tax holiday could help Central Vermont communities affected by Irene.  A tax holiday is a wonderful way of promoting spending because people can save a great deal of money with the sales tax eliminated.  Businesses can pull extra Central Vermont shoppers in by having the tax break on top of sales prices, and can even pull shoppers in from out of state, which would be great for local businesses.

The proposed sales tax holiday was brought to the table by a bi-partisan group looking to help those affected by Irene.  The tax holiday would occur this Summer if approved, on the storm’s anniversary date, August 28th.  It is hoped that a tax sales holiday would help promote spending for home repairs and perhaps even entice some energy improvements to Central Vermont homes.

Contact us today to learn more about Central Vermont real estate and communities.  An experienced Central Vermont REALTOR® is an invaluable resource for getting to know the area as well as for providing access to all Central Vermont real estate that is currently listed for sale.

Selling Central Vermont Real Estate? Consider Easy Upgrades

by John Biondolillo and Susan Martin of BCK Real Estate

selling Central Vermont real estate

Central Vermont Real Estate and BCK Real Estate

If you are selling Central Vermont real estate consider some easy upgrades that will help spruce up your home. From new hardware to new trim, there are plenty of quick fixes that can give your Central Vermont home an updated, fresh look. In today’s market impression is everything, and as well all know you never do get a second chance to make a first impression.

Here are some great quick fixes for your Central Vermont real estate:

  • Paint. A fresh coat of paint can clean up any space. The important thing to remember is to keep clean lines and neutral colors.
  • Trim. Adding trim, or replacing the existing trim in your Central Vermont home can make a statement and add character. Otherwise known as case and base, trim can complete a room and polish it off. If you have existing trim and don’t want to replace it, a paint or stain can make it stand out.
  • Hardware. New doorknobs, drawer pulls, hinges, and finials can polish off a room and is a true inexpensive quick fix. Ornate or simple, classic or modern, hardware can completely change the look of a room or a space within a room.

Two things sell Central Vermont real estate, price and condition. Pricing a Central Vermont home competitively off the bat is important, but keeping your home clean organized, and appealing to a prospective buyer is of the essence. Contact us at BCK Realty today to learn more about selling your home and what to expect from the entire process.

Central Vermont Real Estate, Will Rates Stay Low?

by John Biondolillo and Matt Lumsden, BCK Real Estate

Central Vermont real estate

Central Vermont Real Estate and BCK Real Estate

Many people wondering whether now is the time to buy Central Vermont real estate may be asking the question will rates stay low, and if so, for how long? Without access to a crystal ball this question is, of course, purely speculative. One thing is for certain, current low rates are great for Central Vermont real estate.

Two weeks ago mortgage rates were below 4% for the second time in recorded history. Last week they came back up and hit 4%. The fact that the government has yet to figure out how to help our economy and make some cuts means that interest rates are most likely not heading up any time soon, which is good for Central Vermont real estate.

Low rates can save home buyers a couple of hundred dollars a month on a home loan, and tens of thousands, if not hundreds of thousands, of dollars over the lifetime of a loan. These savings are adding to affordability levels when it comes to buying Central Vermont real estate in today’s market.

We will not know when rates will go up until the economy has already improved, rates have gone up, and home values have increased as well. The good news with regards to Central Vermont real estate is that it is a buyers market. Contact us today to learn more about buying Central Vermont real estate. We can help you get to know our local market and the lending climate.

Central Vermont Community Gets Involved With Energy Efficiency

Central Vermont

Central Vermont BCK Real Estate and John Biondolillo

by John Biondolillo and Susan Quatrini, BCK Real Estate

The Central Vermont community gets involved with energy efficiency. Workshops titled Button Up Vermont aim to educate home owners in Central Vermont on how they can make changes to their homes that will help them stay warmer without draining their wallets. The workshops are a joint effort put forth by both the Vermont Community Action Council and Efficiency Vermont.

How can these workshops help? Information is power, and the key here is to help those in Central Vermont stay warm this winter while using as little power as possible. The workshops are two hours in length and are designed for small business owners as well as home owners. The three key elements involved include how to make your home or business more energy efficient, more affordable, and more comfortable. Something most owners of Central Vermont real estate strive for. This is the time of year when energy efficiency weighs most heavily on our minds.

There is a Button Up Vermont workshop slated for Wednesday, November 16th, at 7 p.m. in Barre, at the town offices. There will another workshop the following day in Montpelier, at Capital City Grange Hall. At 6:30 p.m. Click here to visit the current calendar of scheduled workshops in Central Vermont.

There are many Button Up Vermont workshops that are already set, but there is also an opportunity to request hosting a workshop as well. Click here to learn more about Button Up Vermont from the Efficiency Vermont website.

Central Vermont Real Estate, Putting Your Lawn to Bed

Central Vermont real estate

Central Vermont BCK Real Estate John Biondolillo

By John Biondolillo and David Jamieson, BCK Real Estate

If you own Central Vermont real estate don’t forget that this month represents an important time for putting your lawn to bed for the winter. Your lawn is an important part of your Central Vermont property and it may be easy to take it for granted. Remember that your lawn is a living plant and as such needs care and nurturing.

The obvious steps of lawn care are more clear in the spring and summer, when water and sun create growth, and mowing manicures your Central Vermont home’s finest outdoor asset. Fall is an equally important time of year for lawn care.

Now is the time of year that you need to mow your lawn one last time, aerate your lawn, and fertilize your lawn. Whether you use a professional or take care of your Central Vermont lawn yourself, these are important steps to take to insure a good start to spring growth as well as a healthy asset outside your front door, that translates into great curb appeal.
