Rochester VT REALTOR®, Erik Baier helps those in need. As all of us here in Central Vermont are well aware, Hurricane Irene devastated much of our area when it hit a few months ago and some experienced more damage than others. The National Board of Realtors Relief Foundation (RRF) is a foundation created to assist those affected by natural disasters around the nation. After Hurricane Irene the foundation partnered with four states that were hard hit by the storm. The four states include New Jersey, New York, North Carolina, and Vermont. Some home owners in Central Vermont are receiving financial assistance from the foundation.

Erik Baier is a Rochester Vermont REALTOR® who got involved with the RRF, insuring that home owners in the Rochester Vermont area who were particularly hard hit received financial assistance to get their homes back to livable condition. Erik Baier was able to personally deliver checks to two home owners in the Rochester Vermont area, Linda Bennett and Beth Frock.

Central Vermont Real Estate, What Are You Looking For in a Home?

Rochester Vermont real estate for saleIf you are considering buying Central Vermont real estate it is important to ask yourself what exactly you are looking for in a home.  Locating your dream home involves meeting a list of criteria and that criteria can go well beyond the walls and roof of your potential new home.  Knowing what you needs are from Central Vermont real estate will help get them met.

What considerations to weigh when looking for Central Vermont real estate:

Location.  Location matters and things to consider include whether you want your new home to be located in town or outside of town, near schools, close to shopping, etc.  There are many options when it comes to location
and what works best for you and your family is important.

Size.  How big, or small, of a Central Vermont property are you looking for?  How many bedrooms?  How big of a lot?  Knowing the approximate square footage of a house you need is an important piece of criteria to know before starting a house hunt.

Layout.  Having a floorplan in mind is a great way to start your Central Vermont real estate search.  Knowing whether you want a ranch home, with all rooms on one level, a split level home, all bedrooms on one floor, or a separate level for a master suite, are all options to think about.

Condition.  Do you want a move-in ready home or are you okay conducting a remodel?  Are you looking for high-end finishes?

Land.  Are you looking for a small lot or many acres?  Do you want to plant a garden or have landscaping already in place?

The criteria for buying a home is endless and thoughtful planning will help you meet the end goal of buying your dream home.  Contact me, Tim Rice, today to have access to all Central Vermont real estate that is currently listed for sale.  As a Rochester Vermont Realtor I would be happy to sit down with you and go over the list of criteria for your new home, and share my knowledge to help make your home buying experience a smooth and educated process.

Montpelier Real Estate, Great Time to Be a Buyer

Montpelier real estateWith regards to Montpelier real estate it is a great time to be a buyer.  Affordability levels are the best they have been in over 30 years, being noted as a generational low as far as housing costs.  According to a recent article from Realty Times housing has cost a home buyer roughly 25% of his income since 1975.  That percentage is currently 17%, an 8% reduction in the buyer’s favor.  This is great news for anyone who has been considering buying Montpelier real estate.

Lending is tougher than it has been in the past but on the positive side these tighter practices should make certain that a buyer is getting into a property that he can afford.  A home buyer of a Montpelier property needs great credit, money for a down payment, and steady income.  Low mortgage rates are keeping affordability levels ideal for buyers as well.

Housing is closely tied to employment and while employment levels are not rising at quickly as anticipated, employment is improving.  The greater strides made in employment the better housing will appear.  For now, those who have jobs, money for a down payment and the ability to acquire a loan are in the driver’s seat.  It is a buyer’s market when it comes to Montpelier real estate.

Please contact us today to look at all Central Vermont real estate.  We have offices throughout the Central Vermont area.  Whether you are looking for a Vermont vacation home or a primary residence, we have the access, knowledge, and ability to find a property that best suits your needs.

Rochester, Vermont today is quite different from its founding years. It has become increasingly more difficult for families to make a living from farming, and today only three dairy farms remain in the Valley. A former dairy farm now raises beef cattle. The mills are gone, and industry has been replaced by the electronic revolution. The computer has brought the world to Rochester, Vermont. Rochester, Vermont is home to two publishing companies along with the other businesses: Schenkman Books specializes in academic books, and Inner Traditions International specializes in books on, among other things, holistic healing and aromatherapy. Oatmeal Studios, a major greeting card company, markets its humorous cards world-wide.  All of these companies are major employers of local people. Rochester in the mid-eighties, was determined to find a way to keep their older population requiring more assistance – but not nursing home care – at home! Park House, a former private home and inn in the center of Town, was purchased and is now home to 18 in a shared housing concept for older folks. Each individual has his/her own room, but meals and common living space are shared. Entertainment abounds too! The White River Valley Players established in 1980, is a community theater group which has staged such productions as Carousel, Mame, One Flew Over The Cuckoo’s Nest, Fiddler on the Roof, South Pacific, My Fair Lady, Our Town, and, in 1996, Shakespeare’s A Midsummer Night’s Dream, with original music composed by local musicians Dorothy Robson and Larry Hamberlin.

Today, Rochester, Vermont remains a lovely central Vermont town with well-maintained homes with large porches and a beautiful park and classic bandstand with its summertime concerts. The mountains where farms were scattered and are now cellar holes and memories, provide wonderful walking adventures, cross-country skiing and snowmobiling. Bed and breakfast establishments are found throughout the area. Many artists, professors and writers call Rochester home. Our town continues to be governed by a Selectboard, with proud townspeople volunteering for spots on the many necessary committees. Town Meeting no longer occurs during the day on the 1st Tuesday in March, but has been changed to evening so as to accommodate the many working people who want to attend the event. And being centrally situated in the State, Rochester is 15 – 20 miles from the State’s major ski areas: Sugarbush and Mad River, Killington and Pico, and 10 miles over the Gap from the Middlebury College Snow Bowl. Our school continues to be quite small, with students from the surrounding towns of Hancock, Granville, and Stockbridge joining with the Rochester students for a population of 277. There are advantages to a small school – academically, our students can hold their own at the major institutions of learning throughout the United States, and the students, if they desire, can almost be assured of participation on the various sports teams and in the theater productions.

Much of this information was provided by the Rochester Historical Society of Vermont. The Rochester Historical Society welcome new members! The Society receives no outside support and depends on annual dues and fundraising which contribute to the care of the Museum’s collections and the creation of informative and enjoyable exhibits, programs and public events. Annual membership dues are $5.00, which run from January through December.  Check out their website at http://www.rochesterhistorical.org.

Central Vermont Real Estate, Why Use A Realtor?

Central Vermont RealtorThose looking to buy Central Vermont real estate may question whether or not they really need to work with a Realtor.  In the age of the internet it is easy to see why people question a number of things, after all searching for the ideal Montpelier home or Barre property is made so simple online.  Or is it?  There is no doubt that the internet provides a wealth of information, including advice on borrowing, what to look for in a home, and how to negotiate a contract.  What the internet lacks however is human contact and valuable human information.

A Vermont REALTOR® is instrumental in so many ways, including data analyzation, verbal communication, experience, knowledge, paperwork and a host of connections.  The internet cannot replace the personal experience that is necessary for a successful Central Vermont real estate transaction.

Often online photos can make a not-so-hot Montpelier property look wonderful, and vice versa.  In addition a computer cannot answer your personal questions that come with the experience of knowing individual neighborhoods, shopping areas and school districts.  Knowing the nuts and bolts of the local market is  something an experienced Vermont REALTOR® can provide.

Contact us today to learn more about Central Vermont properties that are for sale.  We can also recommend qualified lenders, inspectors, appraisers and more.  Knowledge is power and working with a reliable Vermont REALTOR® is key to a successful transaction.

Central Vermont Real Estate, Pricing to Sell

Selling Vermont real estateSelling Central Vermont real estate requires pricing it to sell.  The toughest part of having to sell a home in a buyers market is price.  On one hand a home owner wants to get the absolute best price he can, on the other hand he has to price his home competitively to sell, and the bottom line is that price matters.

When a home is priced too high it can deter people from looking at it.  Marketing to Realtors is a big part of selling a home and if they think a home is overpriced they often won’t bother showing it to their clients.

The best way to price your Barre property appropriately is through a CMA (comparative market analysis).  An experienced Central Vermont REALTOR® will examine what has sold recently, what is listed for sale, and evaluate the similarities and differences between your home and other similar homes and come up with a fair market value for your home.

In a tough real estate market two things matter when selling your home: price and condition.  Luckily these two items are in a seller’s control.  Having your home priced to sell and looking its best will put you in a good position to selling your home in a timely manner.  Contact us today to learn more about preparing to sell your Central Vermont real estate.
