BCK real estate remembers Star Power legend Howard Brinton who passed away last Wednesday. Howard was an amazing teacher offering a wealth of knowledge to real estate professionals around the country. As the founder and CEO of Star Power, an organization offering training for Realtors in the form of audio programs, videos, books and conferences, Howard was able to spread his expertise, impacting many successful careers. In fact, Howard was recognized as “the person who had made the biggest impact on the business and personal lives of many Realtors across the country”.

In addition to Star Power Howard was also a president of the Council of Residential Specialists (CRS) at one time, an organization which counts some of the top realtors in the nation among its members. As president Howard taught many class around the country and helped start many realtors in their careers. Howard was known for his quick wit, speaking skills, and dynamic personality.

Marcia and I benefitted from Howard’s wisdom on more than one occasion and were interviewed by him in 2007, one of the last interviews he ever did. We are proud to be Star Power “Stars” and Howard’s legacy lives on as we continue to teach our Central Vermont real estate agents all of the things that he taught us. It goes without saying that Howard will be missed greatly by all of us in the real estate industry.

Merhcant’s Bank is a Vermont based bank that covers the entire state and it recently opened a new branch in Barre with the help of BCK Real Estate. Merchant’s Bank has been in Barre VT for more than 30 years and will be opening its new branch office soon.

When representatives of Merchant’s Bank contacted me for help in locating a site for a new bank I examined all available land in Barre to find the best location for a new branch office. The spot I found is located in the Rite Aid Plaza in the 300 block of North Main Street, a location most people saw as a parking lot and nothing more. With some hard work I was able to secure the spot for Merchant’s Bank and work out a long term commercial lease on the spot. The bank broke ground on May 16th.

Trains are running from Montpelier to Barre, which is great news for those living in Central Vermont who were immediately affected by hurricane Irene.  Transportation is an incredibly important factor in daily life, a factor which when hindered by a natural disaster can seem monumental.  The railways throughout Vermont were impacted by the wrath of Irene but were immediately attended to.  Most services have either resumed or are being attended to by bus systems.
 
Those living in Central Vermont can rest easy knowing a major route, that between Montpelier and Barre, is operational, connecting Central Vermonters with Burlington for those needing to get to work or play.  This is especially positive being that some lines in Vermont are still being worked on.  The NECR (New England Central Rail) has worked tirelessly to resume service to Central Vermont.

You can visit Vermont’s #1 tourist attraction: Ben & Jerry’s Ice Cream plant, a veritable Mecca for lovers of premium ice cream. Take a tour of the facility and watch those delicious flavors being made. A Scoop Shop and souvenirs are available there too.

Just a few minutes up the road in Waterbury Center are Cold Hollow Cider Mill, Lake Champlain Chocolates, and the Cabot Creamery Annex.

At the Cold Hollow Cider Mill you can watch them making cider from Vermont apple orchards, sample Vermont mustards and jams, watch bees making honey combs during warm weather months, enjoy fresh made cider donuts, and treat the kids to free cider popsicles.

In Waterbury village itself, boutique shopping opportunities include the Stowe Street Emporium, Bridgeside Books, and The Tiny Acorn. From spring to fall, there is a weekly farmers market on the Main Street green with a variety of produce, Vermont raised meats, maple syrup, fresh flowers, and Vermont crafts. In the evening following the farmers’ market there are free live music performances from some of Vermont’s best known bands such as folk, bluegrass, brass band, country, and oldies rock ‘n roll. The Final Walk Through in Real Estate by John Biondolillo, BCK Real Estate Company Vermont

Most home purchase contracts include a clause that gives the Buyer the right to complete a walk-through inspection before closing. Often times Buyers feel that there is no need to do a final walk through, but the last thing you want to do is have to clean up a mess or fix some last minute thing yourself, before you can move in. The best time for a Buyer to do this would be during the last week before the closing, in order to ensure that the property is in substantially the same condition it was when you agreed to purchase it.

The final walk through also allows the Buyer to make sure that any items or appliances that the Seller agreed to leave have not been removed, and that any repairs the Seller agreed to are either completed or in the process of being completed. However, if the Seller has not yet moved out during the final walk through, it is impossible to know how the home will look once the Seller is gone. For this reason, most contracts require that the Seller remove all debris and personal property except those specifically included in the contract agreement. However, while a huge mess may not be left behind, most contracts only require the property be swept. Therefore, you may also want to ask if the Seller is planning on having the property professionally cleaned, and if not, you may want to arrange for this before you move in.

Also, while buying Vermont Real Estate, it is always a good idea to use the final walk through to ask the Seller any final questions. It is helpful to compile a list prior to walking through, in order to make sure all questions are answered. Make sure to ask if there are any idiosyncrasies of the property that you should be informed about, perhaps how to operate an alarm or pool system. Also, find out if there are any routine home maintenance tasks other than the obvious; maybe there is a gutter drain that clogs periodically, or a sewer pipe that needs clearing every now and again.

Find out, also, if the Seller can give you the contact information for any contractors that have done previous work on the house. Good contractors are often hard to come by and recommendations, or even who to stay away from, will come in handy. It is helpful to use this final walk as and opportunity to decide where furniture will go as well; this will make process of moving in go much faster. Make sure to transfer utilities from the Seller’s to your name in order to assure they do not get shut off, and ask the Sellers if they plan to leave any kinds of instruction manuals, spare keys, or garage door openers.

Located outside of the Village are the more rustic sections of Northfield, as well as Norwich University and Northfield Falls. The Town of Northfield has six covered bridges, four of them located in “the Falls” on the northern edge of town.  These include the Slaughterhouse Bridge, which is located off of Vermont Route 12.  Nearby on Cox Brook Road are three covered bridges in close proximity .  At left is the Stony Brook Covered Bridge, also known as the Moseley Covered Bridge, which is located in the southwestern section of Northfield off Vermont Route 12A.  Also registered nationally is the privately-owned Chamberlin Bridge, which is off Stony Brook Road on Chamberlin Road .

The municipal government of Northfield consists of two elected boards.  The Board of Town Selectmen is elected by all eligible Town voters while the Board of Village Trustees is elected only by voters residing in the Village.  The Boards jointly appoint a Municipal Manager to run the day-to-day operations of the Northfield community.  The current Municipal Manager is Nanci Allard (seen at right) and she may be found at the Northfield Municipal Building, located just off the Village Common.  The mailing address is 51 South Main Street, Northfield, VT 05663.  Her phone number is 802-485-6121 and the fax number is 802-485-8426.   

The Town Clerk is elected by Town voters and is responsible for maintaining all official town records; sending out property tax bills and recording payments; supervising elections in Northfield; providing various licenses to the public; and many other duties.  The Town Clerk’s Office is in the Northfield Municipal Building (seen at left), which is located at 51 South Main Street and is open weekdays from 8:00 a.m. to 4:30 p.m.  The current Town Clerk is Kim Pombar and her phone number is 802-485-5421.

There are several ways to select a great agent that you feel confident about. Referrals from friends, colleagues and relatives who have recently bought or sold a home is one way. If you are new to the area and don’t have someone to ask, drive around the neighborhoods to are interested in and make a not of the agents who list the most property there. Another way is to visit open houses on Sundays and meet some of the agents in person. Sellers usually interview more than one agent when listing a home. Buyers are advised to do the same. A well-organized agent who sells a lot of property is probably your best bet, as long as that agent takes a hands-on approach and values customer satisfaction. Once you have selected an agent don’t be shy about letting the agent know that your expectations are high.

            Once a working relationship has been established between you and your agent, you should commit to working with them exclusively. Buyers often wonder if they should work with more than one agent. Yes, if they are looking in more than one area. However, many experienced agents work multiple areas. A top agent will not try to sell you in an area he knows little about. Let your agent know that you are looking in multiple areas, they can easily refer you to someone who is experienced. Only a local specialist is going to be able to protect your interest. An out-of-area agent has no way of knowing the subtle nuances about a place that will enable you to decide which home is the best to buy
